Bent Tree Overview

Bent Tree sits in unincorporated Sarasota County, just east of Interstate 75, between Bee Ridge Road and Proctor Road. Bent Tree Boulevard is the main road. It enters from a traffic circle on Bee Ridge Road and runs through the community. Charing Cross Road is another primary thoroughfare. Access is also available from Proctor Road, particularly into the gated Woodlands sections.

Public records put the core Bent Tree community at 800+ homes. Construction began in the mid-1970s around the 18-hole golf course (opened in 1975) and continued through the 1980s, 1990s, and into the 2010s. The street pattern is a classic Florida subdivision with a mix of open and gated sections. Many side streets carry literary names.

Several lakes are part of the plat, and the golf course winds through the neighborhood. Golf-course, lake, and preserve views exist, though they represent a minority of lots and typically command higher prices. There is no CDD. Amenities center on the Bent Tree Country Club (golf membership optional; social membership generally available to residents), along with a community pool and tennis facilities. Mature live oaks and water oaks give many streets a shaded, established feel.

Today Bent Tree is known as a practical, mixed-age neighborhood valued for its mature landscaping, larger lots, relatively reasonable HOA structure, proximity to Lakeview Elementary and other schools, shopping along Bee Ridge and Proctor, and convenient access to Sarasota’s beaches and downtown via I-75.

Bent Tree Housing Stock

The majority of the housing stock is from the mid-1970s through the 1980s, with continued construction through the 1990s and into the 2010s.

The common floor plan is a single-family ranch: often 3 or 4 bedrooms, 2 or 3 baths, and roughly 1,800 to 3,000 square feet of livable area, with one-story houses, garages, and lawns. Larger 4- and 5-bedroom plans appear regularly, especially in sections such as the Woodlands, while smaller villas and townhomes (including in The Knolls) also show up. Lot sizes are generally larger than typical Sarasota subdivisions and commonly range from about 10,000 to 20,000+ square feet, with some exceeding an acre.

Original construction is predominantly concrete block with hip or gable roofs. Updated listings frequently mention a newer roof, impact windows or accordion shutters, a renovated kitchen, updated baths, and a screened lanai or pool.

Because so much of the stock is 40 to 50 years old, two houses on the same street can be in very different condition. Roof age, electrical panel, plumbing, and the extent of updates are property-level facts, not neighborhood-wide norms.
